What do I need to bring to closing?
An unexpired, valid, government-issued ID.
Does my spouse need to attend closing?
It depends! In North Carolina, your spouse is required to sign the deed when you sell your property even if they were not named on the deed when you purchased it. Your spouse will also be required to sign some closing documents if you are refinancing. If you have any questions, please reach out right away to see if your spouse needs to attend closing!
What is title insurance and why do I need it?
Title insurance protects you against defects in the title to your property. The Owner's title insurance policy is a one-time premium paid at closing that lasts as long as you own the property. Some examples of defects are a mistake in a prior deed, an outstanding ownership claim, hidden liens, and fraud. Title insurance will protect you against these losses.
What if I am not a US Citizen?
If you are not a US Citizen, you may be subject to FIRPTA withholdings when you sell real property. Please let us know if you think this may apply to you!
When will I get my keys?
Once the deed has been recorded, the buyer now owns the property and keys can be released to your new home. We can only release keys to the buyer before the deed is recorded with seller's permission.
How do I make changes to my recorded deed?
